Seeing the Potential

Well, the crew has pulled off the stucco and revealed the brick front and windows.  Although it is not very nice at the moment, we are beginning to see it’s potential.  As my architect says, “It’s handsome!”.  The best part is it will look like two different buildings but with a consistent feel.  The arched windows and archways of the East building are beautiful.  One archway will have to be reconstructed and we discovered a huge crack in the corner, but all can be fixed.

They are currently painting the window frames and will replace the broken ones windows.  Now that the natural light is coming in on the second floor, it is amazing!  It makes a huge difference.  After this, we wait and hope that we get approval to move forward.  Keep your fingers crossed!

Permit Received and Progress Made

We received our permit yesterday.  Thanks to everyone in St. Louis City building permit offices who worked to make this happen so quickly.  Although it is now very noisy at our office, the skin is coming off and what is underneath is what we hoped to see.  Here are a few pictures so far!

Uncovering its Beauty

Last week we approved having the stucco and concrete removed from the front of the building.  Why you ask?  We are applying for historical tax credits with the State of Missouri and they need to see the original front of our building.   After weeks of searching for pictures, it was decided that the only way to proceed was to remove the current front of the building.

With an architect and an environmental/redeveloper involved, we hoped to smoothly glide through this process.  Unfortunately, today the Building Inspector came by and issued a stop work order due to a building permit not being obtained.  I am reassured that this will be taken care of, but know this is only the beginnings of a long road to redoing our building into a magnificent property.

Search for pictures

While searching for old pictures of our building, my husband Steven found some interesting details about the use of our land and buildings:

  • St. Louis Automobile Company was an agent for Clark cars at 2714 Lafayette in 1910, and he found an ad placed by same company mentioning Mr. Gregory, who is probably the W.S. Gregory who owned 2714 according to the 1905 plat book.
  • In 1918, Lafayette Garage and Repair was located at 2716, and in 1922,  2714-2716 were the “Lafayette Garage”, and continued with this use until at least 1932 (at which time there was also a filling station at 2722).
  • Later Stiel and Stewart service at 2710 (from 1958 to 1961), and of course the Kaiser dealership.

Our Commercial Property Experience!

We purchased 2714 Lafayette Ave. in St Louis, Missouri on January, 2008. Originally, our plans were to move our racing business, Tuxedo Park Racing, into the building along with our leasing company.  Plans change and now Tuxedo Park Racing is back to my husband’s side business to support his racing.

After three years of minimal interest to lease the property and Sheila launching a new business, Spry Digital, LLC, there is new energy in the building.  Stay tuned as we track the history of the building, keep you updated on our progress to renovate the space and share with you our experience in owning a commercial property.
